We would love for you to contact us so that we can tell you more about the UIC design/build process, but in a nutshell, here’s our process broken down into some of the key steps.
VISIT. Schedule a tour or stop by our office to “kick the tires” and see for yourself the quality that goes into a UIC home. There is no better way to understand our available home styles than to see them yourself. We offer a low pressure sales approach, giving each buyer the time they need to understand our homes.
MEET. Set up a time that fits into your schedule to review our plans, options, pricing, and terms in more detail. 314.881.2333 or email@example.com. When you are ready to purchase your home, you will sign our sales agreement and leave a refundable $1000 deposit to reserve your particular home site or home. If you require a contingency period, this period will begin when you sign the agreement. Once your contingency period is complete, you will provide a non-refundable deposit of 10% of your new home’s sale price. This 10% can be applied toward the purchase of your home.
FINANCE. UIC provides all of the construction financing for your home. As part of the buying process you can work with our preferred mortgage lender, Groundwork Mortgage, or one of your choosing, to arrange the permanent financing for your home, which will start after construction and closing. In this process we will work with you to evaluate the overall costs of ownership of a UIC home, including the benefits of tax abatement and/or energy efficient options. FINISHES. For most buyers, material and finish selection is one of the most enjoyable parts of the home buying process. Complete our design questionnaire and let us know a little about you, how you live (or want to live!) and your style. Our staff of designers and architects will easily guide you through, including helping you to share any “idea books”, images collections, or Pinterst pins of your dream home so that they can can assist you with input and recommendations of interior selections to fit your tastes and lifestyle.
FINALIZE. After you have finished your material selections, you will have a comprehensive pre-construction meeting with our Design Liaison and Project Manager to finalize your choices and the pricing for your upgrades. After these are finalized, we will start building your new home.
BUILD. A typical new home about four months to complete after permitting, although certain features and circumstances, including Mother Nature, can affect our schedule. We know you have plenty of other worries during this period, such as planning for your move, so our staff will keep you informed of the progress on your new home and can help you schedule periodic tours and reviews of your new home during construction.
CLOSE. As we approach completion, our Design Liaison will let you know an anticipated delivery date and help you prepare for your closing. Prior to completion, you will walk the home with our construction staff to review the options and features of your home, and review our extensive warranty program. You may close your home at your selected location and with your selected lender. Immediately after closing, the home is yours and ready for you to move in.
